Party 2: George E. Nichols of Ionia, Michigan.

Memorandum of Agreement made between Charles R. Thomas of South Arm Township, Charlevoix County, Michigan, and George E. Nichols of Ionia, Michigan.

Whereas, first party is desirous of purchasing some cows to be used upon the farm now occupied by him which he holds under a contract of purchase with second party, located in the said Township of South Arm, and desires to borrow of the National Bank of Ionia, Michigan, the sum of Six Hundred ($600) dollars, upon the endorsement of second party.

Therefore, it is agreed, that the title to all such cows or stock shall be and remain in said George E. Nichols under the terms of this agreement, the same as the other stock and personal property upon said farm under the contract of purchase heretofore entered into between said parties; and that title to said stock so purchased shall not pass to first party until the money so borrowed of said National Bank is fully paid and then said stock shall be and remain as all of the other stock upon said premises, subject to all of the terms and conditions of said contract of purchase.

Party 1: George E. Nichols of Ionia, Ionia Co, MI
Party 2: Charles R. Thomas and Iva Thomas of Dorr Township, Allegan Co, MI

Articles of Agreement, made this eighteenth day of November A.D. 1912, between George E. Nichols, of the City of Ionia, County of Ionia and State of Michigan, party of the first part; and Charles R. Thomas, and Iva Thomas, his wife, of the Township of Dorr, Allegan County, Michigan, parties of the second part.

Witnesseth, whereas, the party of the first part owns certain lands in the Township of South Arm, Charlevoix County, Michigan, and described as the northeast quarter of Section eighteen of said township, which the said parties of the second part desire to purchase under the terms and conditions hereinafter stated, and,

Whereas, the said parties of the second part will be obliged to purchase certain personal property, like teams, tools, feed, etc., for the purpose of operating said farm: and to that end, will require money to be advanced by the said party of the first part, and

Whereas, the said Charles R. Thomas, as Administrator of the Estate of Alta Thomas, Deceased, has a judgment against the Township of Byron, County of Kent, for the sum of $4,350.00, and costs of suit, in which judgment the said party of the first part has a one-half interest, and which said judgment, when collected, the said parties of the second part desire so far as the share of the said Charles R. Thomas is concerned, to turn over to the said party of the first part to apply upon this contract, and

Whereas, certain improvements are necessary to be made upon said land like building a barn, cleaning up and placing under cultivation certain lands upon the property described, setting out fruit trees, etc.

It is hereby agreed, between Charles Thomas of Dorr Township in Allegan County and State of Michigan, party of the first part, and Otto Brant of Saugatuck in the County of Allegan and State of Michigan, party of the second part, as follows: the said party of the first part, in consideration of the rents and covenants herein specified, does hereby let and lease to the said party of the second part the following described premises, situated and being in the Township of Dorr, County of Allegan and State of Michigan, to wit: the west half of the East half of the Northwest quarter of Section Four in…. twelve west containing as per government survey thereof, for the term of five years from and after the first day of October A.D. 1901, on the terms and conditions hereinafter mentioned, to be occupied for Farming and Gardening Purposes and in no case to be used for any business deemed extra hazardous on account of fire.

Provided, that in case any rent shall be due and unpaid, or if default shall be made in any of the covenants herein continued, then it shall be lawful for the said party of the first part his certain attorney, heirs, representatives and assigns, to re-enter into and re-possess the said premises, and the said party of the second part, and each and every other occupant to remove and put out.

And the said party of the second part does hereby hire the said premises for the terms of five years as above mentioned, and does covenant and promise to pay to the said party of the first party, his representatives and assigns, for rent of said premises for said term, the sum of labor as follows to wit, to clear in condition for crops the North Seventeen acres of the land and premises herein above described, also said second party is to cut off all the timber and brush that may be growing upon the remainder of the premises (after first party removes the saw timber in winter of 1901 and2). Said brush and timber to be cut by the second party within three years from date of his occupancy of the premises under this lease. ………………….
